Thinking about putting your home on the market? Here’s one of the best-kept secrets in real estate: a quick walkthrough of your home before it’s listed can save you time, stress, and money.

It’s not about finding problems — it’s about catching the small, easy-to-fix things before a buyer’s inspector does. A few minor touch-ups now can mean fewer surprises later, smoother negotiations, and a much more relaxed path to closing.

Grab a coffee, walk through your home room by room, and simply answer yes or no to each question below. Anything you answer “no” to is just a quick win waiting to happen.

Roof

Does your roof have at least 5 years of life left in it (including any flat sections)?
Are all your shingles or tiles in place, with no obvious damage?
Is your soffit, ridge vents, and fascia free of looseness or exposed nail heads?
Are all tree branches trimmed back and clear of the roofline?

Paint

Does your exterior paint look fresh, with no major peeling or fading?
Is the paint at the base of your foundation walls in good shape?
Is your roof fascia painted and touched up?

Landscaping

Does your sprinkler system work properly in every zone (including the well pump and control panel, if you have one)?
Is your front yard freshly mulched?
Have your driveway and sidewalks been power washed recently?
Is your grass green and are your bushes/hedges trimmed?

Is your seawall free of signs of wear (sinking ground behind it, cap cracking, or the wall pushing outward)?
Are your dock boards and pilings free of wood rot and exposed nail heads?
Does your boat lift, motor, and control panel work properly?

Foundation

Is your foundation free of visible settling cracks?
If you have a wood-frame home, is the concrete slab visible with no soil resting against the wood siding?

Plumbing

Are you free of any known slow drains or recurring plumbing issues?
If you have cast iron plumbing, is it in good condition?
If you have a septic system, has it been serviced recently?

Do all your sinks, toilets, and tubs/showers drain well, with no slow drains or backups?
Do your shut-off valves (under sinks, at toilets, and at tub/shower controls) open and close smoothly?

Heating & Air Conditioning

Does your system heat and cool effectively?
Is your air handler clean, with a recently changed filter?
Is your ductwork and vents free of any mold or moisture?

Water Heater

Does your water heater provide consistent hot water?
Is the bottom of your tank free of rust?
Are your fittings free of corrosion or leaks?

Electrical

Do you have GFCI outlets in your bathrooms, kitchen, and exterior areas?
Do all your outlets and light switches work properly?
If your home has aluminum wiring, are alumaconn connectors installed?
Is your main panel free of being an older Federal Pacific panel (common in homes from the 60s-70s)?

Attic

Is all wiring in your attic properly enclosed in a junction box?
Is your attic insulation sufficient?
Is your attic free of signs of past pest activity (traps, bug tape, etc.)?

Wood Rot & Termite Damage

Are your fascia boards and exterior door frames free of wood rot?
Are you free of any unaddressed termite or wood rot damage?

Are you free of visible mold, especially around the air handler or vents?
Are you free of old water stains that could use a coat of Kilz and fresh paint?
